Property management
As part of the reorganisation of the district administration (2017), a new property management department was created. The major advantage of such a structure is that planning, building maintenance, management and energy management come from a single source.
Service from a single source
The property management department of the Saarpfalz district sees itself as a modern service department for the administrations and schools in the Saarpfalz district. This service is provided by approx. 65 employees such as architects, civil engineers, technicians, administrative staff, caretakers and cleaners. The department looks after 17 school sites, including ancillary buildings, as well as 5 administrative buildings and several cultural buildings.
The Saarpfalz district's property management is responsible for technical building maintenance, refurbishment and modernisation in conjunction with energy-saving measures. In addition, the infrastructural and commercial tasks relating to the properties are bundled in a closed concept. The services range from caretaking, cleaning and winter services to operational management and maintenance of the technical facilities to building-specific contract management and controlling.
The estate agent and property management in administration
Within commercial and infrastructural property management, the letting of premises (especially to schools) and the rental of premises in connection with room utilisation planning, which is constantly being adapted, are a major area of responsibility. This area is also responsible for dealing with claims (building insurance, vandalism, etc.) to the district's own buildings. Another area of responsibility is the organisation and billing of the operating costs incurred for all of the district's properties. Approximately 8.0 million euros are spent on building management each year.
The engineering office in the administration
Technical property management sees itself as holistic building management and always has the entire life cycle of a building in mind - from project development to planning, construction and the operating phase through to sale or demolition. In order to maintain the value of the district's own properties, up to 6.0 million euros are invested in building maintenance every year. In addition, new buildings must be planned and constructed to meet the needs of today's school types and the requirements of the pupils. In the last 5 to 6 years, the technical property management department has spent around 40 million euros on this. The measures are carried out across all HOAI service phases. Major construction measures and, in particular, energy-saving measures are often subsidised by EU funds.

- as well as various historical buildings such as the colliery house with Rischbachstollen in St. Ingbert or the ice cellar in Bliesdahlheim.
